As a newly constructed villa, this project offered a rare opportunity to get every detail right from the very beginning. The homeowners were not interested in “standard” solutions. Their brief demanded a dual focus: Aesthetics and Quality. They wanted a home that looked like a piece of art—clean, modern, and sharp—but felt substantial and luxurious to the touch.

However, the lead designer looked beyond the beauty. Building directly on the water’s edge presents a silent threat: Humidity. The moist lake air can easily penetrate average windows, leading to mold and discomfort. “In this environment, sealing is everything,” the designer emphasized. “We needed a system with hermetic tightness to ensure the home stays dry and comfortable, no matter how damp it gets outside.”

For the homeowners, the decision to purchase this property was driven by a single factor: the breathtaking landscape. Their vision for the new villa was simple yet demanding.

“We didn’t just want a house near the lake; we wanted to feel the lake. Whether we are having breakfast or resting in the living room, we want to be fully immersed in this scenery, maximizing the view and the natural sunlight.”

Translating this emotional request into reality became the primary goal for the lead designer.

“To achieve this high-end minimalist style, standard windows were never an option,” the designer explained. “We needed to push the limits of size. We required massive, uninterrupted glass panels to truly blur the boundary between inside and outside. However, finding a system capable of supporting such extreme dimensions—while maintaining structural safety—was a major test for our choice of window brand.”

We needed fresh air, but we didn’t want ugly open windows ruining the view. The 130ZKW Parallel System is the answer. It doesn’t swing out. It pushes the whole glass pane out evenly. From the outside, the house still looks flat and clean. It keeps the “minimalist box” look perfect, even when open.

Even in the open position, the sash remains rigid against the lateral wind loads typical of the lakefront environment, preventing the rattling or vibration often seen in standard top-hung windows.

The hardware system is fully concealed within the frame profile, ensuring that the mechanical components do not disrupt the visual sightlines when closed. When operating the window, the friction stays provide calibrated resistance. This “heavy” damping effect is intentional; it ensures the window holds its position firmly at any opening angle and does not slam shut under wind pressure. The matching HOPPE handle integrates this complex multi-point locking action into a single, stable motion, ensuring consistent security sealing.

Why this model? We chose the 145TSD System for one reason: Power hidden in elegance. The glass panels here are huge. A normal door would get stuck. The 145TSD is designed for this weight. It uses a commercial-grade track. It holds the glass firmly, but keeps the profile slim.

The operational logic of the 145TSD system is designed to manage extreme loads. Although the double-glazed sash weighs over 600 lbs, the lift-and-slide gearing system significantly reduces the operating force required. Rotating the handle 180 degrees engages the drive gear, physically lifting the entire sash off the weatherstripping and onto the stainless steel rollers.

This mechanical action eliminates friction between the rubber seals and the track, allowing the heavy door to slide smoothly with controlled momentum. When locking, the reverse action lowers the sash under its own weight. This compresses the EPDM seals tightly against the threshold and frame, creating a hermetic seal. The result is an immediate and objective reduction in decibel levels and total blockage of airflow, effectively neutralizing the wind pressure from the lake.

For the user interface, the client specified German HOPPE handles. These components are machined from solid alloys, providing high structural rigidity compared to hollow standard handles. The operational feedback is linear and precise. There is no mechanical “play” or looseness when gripping the handle. As the user rotates it, the transmission gear engages with a distinct, audible click, providing clear tactile confirmation that the multi-point locking system has securely engaged the frame.

The visual centerpiece of the villa isn’t the furniture; it is the view. To honor the homeowner’s request for “maximum immersion,” we installed a bespoke, ultra-large fixed glass unit in the main dining area. Unlike standard windows that require thick mullions to support large spans, LIKI’s structural system utilizes reinforced profiles hidden within a slim visual face width.

This isn’t just a window; it’s a lens. By customizing the dimensions specifically for this wall, we eliminated the need for vertical dividers that usually slice up the scenery. The result is a continuous, uninterrupted connection to the lake. The frame is minimal, but the engineering is massive—holding the heavy, storm-proof glass firmly in place so that all you see is nature, not the barrier protecting you from it.

Conclusion
