Subtropical Modernism
Located in a lush, subtropical coastal zone, this three-story villa faces a familiar set of challenges: intense humidity, sudden aggressive downpours, and salt-laden air. But for the architect, the challenge wasn’t just “weatherproofing”—that’s the baseline requirement for any high-end system.
The real puzzle was functional diversity.
A “one-size-fits-all” approach would have been a disaster here. The Great Room, with its soaring 16.5-foot (5m+) ceilings, craved air circulation but demanded a clean visual slate. The detached Garden Studio needed absolute silence for deep work. The upper-level bedrooms needed privacy and rain-safe ventilation.
This project wasn’t about finding one good window; it was about curating a holistic fenestration ecosystem where every opening serves a specific purpose.
The "Invisible" Wall
The ground floor façade presents a masterclass in visual deception. To the passerby, the villa appears to be lined with large, fixed “picture windows”—pristine sheets of glass embedded directly into the masonry.
From the exterior, there is no visible aluminum sash, no bulky frame borders, and no indication that these windows can move. They look like pure, static landscape glazing, seamlessly inlaid into the stone walls to maintain the architectural purity of the building’s lines.
However, these are actually Liki’s 73 Series Concealed-Frame Parallel Opening Windows.
How the "Invisible" Look is Engineered
Liki achieves this “frameless” aesthetic through a unique structural design where the operating sash is completely hidden behind the glass or integrated deep within the outer frame.

Why this matters for the architect:
The Visual Trick: Unlike a standard casement window where the opening part (the sash) is clearly visible as a thick border around the glass, the 73 Series eliminates this visual clutter. When closed, the exterior profile is indistinguishable from a fixed wall of glass.
The Hidden Function: despite their static appearance, these windows are high-performance machines. With a simple turn of the handle, the entire glass plane pushes outward parallel to the wall. This activates the system’s dual nature: it offers the superior thermal insulation and sealing of a fixed window when closed, but instantly converts into a high-efficiency ventilation system when pushed out, allowing air to circulate around the entire perimeter without ever breaking the “embedded” look of the façade.
Sanctuary in the Garden
Across the courtyard lies the client’s standalone studio. This space is a retreat for focus, meaning distractions—whether it’s the noise of the rain or the neighborhood gardener—must be eliminated.
Here, we deployed the 138 Series Double-Track Lift & Slide System.
Lift & Slide Door
We don’t need to over-explain the thermal ratings; the silence speaks for itself. When you turn the long-lever handle, the door physically lowers onto the track. This “drop-down” action creates a hermetic barrier against the subtropical dampness and prevents any water backflow during typhoon season.
It turns the studio into a vault—secure, dry, and perfectly quiet—while still offering a seamless connection to the garden when the weather cooperates.

Elevating the Residential Experience
The “Total Solution” approach means matching the right opening type to the specific function of the room.
The Great Room: Scale and Light
The living area is the heart of the home, featuring a dramatic double-height void. To bridge the scale of the human occupant with the 16.5-foot ceiling, we utilized a custom combination of oversized fixed glazing and the 73 Series Parallel Opening units.
This combination allows the homeowners to flush out heat effectively—utilizing the “stack effect”—while keeping the visual lines at eye level completely clean. The result is a Great Room that feels like an open-air pavilion, flooding the deep floor plan with natural light.
Upper Levels: 100-95 Series Integrated Awning
For the bedrooms on the second and third floors, privacy and practical ventilation were key. We specified the 100-95 Series Integrated Screen Awning Window System.
Rain Protection: The awning (top-hung) style allows the windows to remain cracked open even during light rain, keeping the air fresh without water ingress.
Integrated Protection: The built-in high-transparency screens protect against subtropical insects without ruining the view, a non-negotiable feature for bedroom comfort in this climate.
